WORKSTAGE 1 – INCEPTION
When we receive a brief we create a site plan with building lines and other restrictions as determined by the local authority. Recommendations are then made regarding the need for consultants. Site plans also indicate boundaries and contours from the land survey, any existing structures and other elements that may have an impact on the design. We then provided clients with feedback including a schedule of areas within the estimated budget
WORKSTAGE 2 – CONCEPT AND VIABILITY
A site plan, elevations, sections and other relevant drawings needed to illustrate the basic scope of the project is provided. We’ll advise on space provisions, proposed materials and intended building services. The project and estimated budget is then reviewed. Appointment of a professional quantity surveyor is recommended for more detailed budgetary needs and accuracy.
WORKSTAGE 3 – DESIGN AND DEVELOPMENT
During this workstage the plan will be completed, containing overall dimensions, floor levels, room names, materials, fittings and finishes. We coordinate with other consultants and incorporate their designs. Local authorities and statutory regulations are consulted. We consider estimates from quantity surveyors to review and update the budget.
WORKSTAGE 4 – SUBMISSION & CONSTRUCTION DRAWINGS
Stage 4.1: Local Authority Submission
 Co-ordinate technical documentation with the consultants. Building plans and documents are prepared and submitted to Home Owners Associations (if necessary) and local authority for approvals, after obtaining authority from from the client.
Stage 4.2: Construction Drawings and Tender Documentation
Preparation of specifications and technical documentation sufficient for tender. Evaluation of offers and recommendation to award the building contract. Building contract is prepared and signed. The remaining technical and construction documents are completed and coordinated with the consultants.
WORKSTAGE 5 – CONTRACT ADMINISTRATION AND INSPECTIONS
Site is handed over to the contractor and Construction documentation is issued. Inspection of work for conformity. Minutes are compiled for all site meetings and issued along with payment certificates. We manage the completion process of the project and assist the client to obtain the required documentation to obtain an occupation certificate.
WORKSTAGE 6 – CLOSE OUT
We facilitate the project close-out. This includes the preparation of the necessary documentation to effect completion, handover and operation of the project. If required, this will include as-built drawings. Assisting the clients to obtain occupation certificates.

This will vary from one project to the next. Various factors come in to play:
1. The size of the proposed structure.
2. The location of the proposal.
3. The amount of similar applications currently circulating at your local authority.
4. Land Use departures such as building line or height restriction encroachments will require additional submissions that will cause delays.

We have a checklist of drawings and documents that are required with each application. This list gets updated whenever we come across any new or changed requirements.

When we start preparing the plans for submission, we send a request to our clients to supply us with all relevant documents. The complete set of drawings and documents are submitted simultaneously and the scrutiny process can start.
